Repovalkea Oy/Tervarumpu is responsible for bookings for the cottages and for its related online services.


The customer agrees to observe these terms and conditions when booking cottages in the Verla Cottages online.

Booking terms and conditions


  • The customer is responsible for first reading the description of the subject(s) of the booking, the instructions and the terms and conditions for booking.
  • A booking made by the customer is binding once the booking confirmation has been sent to the e-mail address given by the customer.
  • The customer pays for the booking based on the method of payment he/she has selected, in compliance with the terms and conditions of that method of payment.
  • The booking system will send a booking confirmation to the e-mail address given by the customer.
  • Verla or Tervarumpu is not responsible for an unsuccessful booking. In such a case, the customer must immediately contact Tervarumpu to rectify the situation.
  • In such a situation, neither Verla nor Tervarumpu will guarantee that the subject of the booking is still free.
  • If it is not, the money paid will be refunded or, where possible, another alternative will be offered instead.

Cancellations and changes

  • The date of cancellation is the day upon which Tervarumpu receives notice of the cancellation.
  • The customer is responsible for ensuring that the cancellation is sent in good time.
  • If the customer cancels his/her booking 30 days or more prior to the start of the booking, only the administrative costs for the booking will be charged. The administrative costs amount to €24 (incl. VAT at 24%), which is also charged when cancelling an online booking.
  • If the cancellation is made less that 30 days but more than 7 days prior to the start of the booking, 50% of the rental price will be charged.
  • If there are less than 7 days until the start of the booking, the entire rental sum will be charged.

Owners right to cancel a booking

  • In the event of an unavoidable event (force majeure), Verla may cancel the rental agreement. In such an event, the customer will be immediately informed about the cancellation.
  • The customer is then entitled to a full refund of the money he/she has paid.
  • Possible costs incurred by the customer as a result of cancellation of the rental agreement due to force majeure are not refundable.


  • Instructions about the pickup of the key will be delivered with payment confirmation.
  • The key to the Cottage is in a keybox located at the cottage or a place defined in the payment confirmation.
  • Customer will receive an SMS message included with PIN-code prior to the start of recervation. The SMS will be sent the to phone number provided by the customer during recervation process.
  • PIN code will be sent only to confirmed and fully paid recervations.
  • The customer will return the key to the cottage based on instructions given. By default the key must be returned to the same keybox it was picked up from.
  • In the case of a lost or non-returned key, the owner is entitled to charge a fee of at least €50.
  • Tervarumpu or Verla is entitled to charge a fee of at least €50, if it has to come and open the cottage on account of a key that has either been lost or left inside the cottage.

Use of the cottage

  • The cottage and its contents are specified in the product description.
  • During his/her period of rental, the customer has full rights to use the cottage and its equipment.
  • If the customer notices faults in the cottage or other noteworthy points, he/she must immediately inform the person responsible for the management of bookings.
  • The customer must take care of the cleanliness and good order of the yard area and of removing waste (instructions on the website and on-site) during the rental period and after it has ended.
  • The customer is responsible for the end cleaning of the cottage.
  • If the customer neglects to do the cleaning properly, Tervarumpu will charge a cleaning fee of 120 eur or more depending of the severity of neglect.
  • The cottage is at the disposal of the customer during the period specified in the product description.
  • Pets are not allowed inside the cottages, unless otherwise stated in the product description.

Compensation for damage

  • The customer is liable to compensate Verla for damage, which he/she has caused to the property. The customer is also responsible for other people and liable for damage caused to them during the period of occupancy.
  • Verla will not compensate for inconvenience or costs that the customer may suffer from natural conditions, such as insects, animals, frost damage or unexpected variations in the weather.


  • Possible complaints must always be made as soon as possible after the matter has arisen.
  • If it is not possible to bring the matter to a satisfactory conclusion or it includes a request for compensation, a complaint must be sent in writing within one month of the end of the rental period.
  • Tervarumpu and/or Verla will endeavour to deal with the complaint as quickly as possible, but within no more than one month.
  • If the customer and Tervarumpu and/or Verla are unable to reach a state of mutual understanding, the customer may take the dispute to Consumer Complaint Board for resolution.

Payment terms

  • In its services, Tervarumpu uses reliable and secure instruments of payment.
  • At no time does Tervarumpu store bank or credit card details.
  • The customer agrees to observe the terms and conditions of the payment method he/she has selected.
  • Payment by invoice
    • Payment by invoice is for businesses and other organisations only.
    • An invoice must be paid by the due date marked on the invoice.
    • If a booking fee invoice is not paid by the due date, the booking will be cancelled and the cottage put back into the booking system.
  • Paytrail Oyj (2122839-7) acts as an implementer of the payment handling service and as a Payment Service Provider. Paytrail Oyj will be shown as the recipient in the invoice and Paytrail Oyj will forward the payment to the merchant.
    • Paytrail Oyj is an authorized Payment Institution.

  • If a payment transaction is not successfully completed at the moment of booking, Tervarumpu will not handle that booking.

General terms and conditions

  • The prices shown in the online service include VAT.
  • We sell products to adult private individuals and to corporate customers.
  • We reserve the right to change the prices.
  • Tervarumpu’s systems save only the customer’s contact details (name, address, telephone number and e-mail address).
  • The customer is responsible for the accuracy of the information he/she gives.
  • Verla and Tervarumpu are entitled to use and transfer registered contact information to companies engaged in direct marketing and advertising, distance selling and market and opinion research, unless the customer otherwise refuses this. Such a refusal can be applied to the contact information mentioned in the terms and conditions.
  • We reserve the right to change our terms of delivery. Before making a booking, the customer should acquaint him/herself with the delivery terms valid at the time.
